Alright Hutto… a project that’s been sitting quiet for nearly two years is officially moving forward again.
And after developers took another look at the market, they decided to completely change the original plan.
Here’s what’s happening.
A mixed-use development called Brookland Commons is now moving into the permitting phase near the Brooklands community in Hutto. The project sits on about 10 acres and will include both housing and commercial space.
Originally, developers planned for the project to focus more on a “live-work” concept. That means people would live there while also having office spaces built into the community.
But after watching how the market changed over the last couple of years, developers said that type of office-heavy setup no longer made as much sense for Hutto right now.
So they pivoted.
Instead of office-focused space, the updated plan now leans much more into housing and neighborhood-style retail.
The project is expected to include:
26 condominiums
54 townhomes
About 43,000 square feet of commercial space across six buildings
Developers say some of the homes could eventually become rentals depending on market conditions, while others may be sold individually.
The commercial side of the project is expected to target businesses like coffee shops, restaurant vendors, wellness businesses, and small retail tenants.
Location-wise, Brookland Commons will sit next to the Brooklands master-planned community and directly across from the Narrows Apartments development.
Construction is expected to continue into 2027 and 2028.

This project shows how quickly developers are adapting to changing market conditions in fast-growing cities like Hutto. Instead of building large office-focused projects, many are now shifting toward higher-density housing and walkable retail designed for the growing number of people moving into the area.
